Most homeowners don't think about their garage door until it stops working. By then, a part that could have been adjusted for free during a tune-up has failed and needs replacement. The inspection catches what's wearing out. The tune-up addresses what's adjustable. Together, they prevent the majority of emergency repair calls we see.
What the Inspection Covers: A Full Safety Check
The inspection portion follows our standard 25-point checklist. We examine every component in the system, starting with the springs and working through cables, rollers, hinges, tracks, panels, weather seals, the opener motor, drive mechanism, safety sensors, auto-reverse function, emergency release, wall button, and remote operation.
We perform a balance test by disconnecting the opener and manually lifting the door to the halfway point. A balanced door stays in place. If it drifts up or down, the springs need adjustment, which we handle during the tune-up portion of the visit.
Safety sensor testing is a priority. We verify that the photo-eye sensors trigger an immediate reversal when the beam is broken. We also test the mechanical auto-reverse by placing a 2×4 in the door's path and confirming the door reverses within two seconds of contact. Both tests are required by UL 325 safety standards and should be performed regularly.
Every finding gets documented. You receive a written report showing the condition of each component, color-coded so you can quickly see what's good, what needs monitoring, and what needs attention soon. There's no guesswork about what we found or what we recommend.
What the Tune-Up Covers: Preventive Maintenance That Matters
The tune-up portion addresses everything that can be adjusted, tightened, or lubricated to keep the system running smoothly. This is where we turn findings from the inspection into immediate action.
Lubrication goes on every moving part that needs it. Springs get a coat of silicone-based lubricant or white lithium grease to reduce friction between coils. Roller bearings get a few drops at the axle. Hinges get lubricated at each pivot point. The opener's chain or screw drive gets a light application along its length. Every lubrication point gets the right product in the right amount.
Hardware tightening covers every nut, bolt, and bracket. We check and snug hinge bolts, track brackets, opener mounting hardware, sensor brackets, and any other fasteners that vibration may have loosened. A 10-second tightening during a tune-up prevents a loose bracket from causing a track misalignment that leads to a bigger repair later.
If the balance test showed an imbalance, we adjust the spring tension during the tune-up. We also fine-tune the opener's travel limits and force settings if the door isn't stopping at exactly the right position or the auto-reverse isn't calibrated properly.
