Our 25-Point Inspection Checklist: What We Check and Why
Every safety inspection follows the same 25-point checklist so nothing gets missed. The inspection starts at the top of the door and works down, then moves to the opener and safety systems.
Springs get checked first. We look for gaps between coils on torsion springs that indicate fatigue. We check for rust, which weakens the metal and shortens spring life. Extension springs get inspected for stretch, corrosion, and safety cables (containment cables that prevent a broken spring from flying across the garage).
Cables are next. We check for fraying, kinking, and proper winding on the drums. A cable that's starting to fray will show individual wire strands poking out from the braid. Catching this early prevents a sudden cable break that can send the door crashing down.
Rollers, hinges, and tracks get examined for wear, damage, and proper alignment. Worn rollers wobble in the track. Damaged hinges crack at the pivot point. Bent tracks cause the door to bind or jump off the rails. We check every roller, every hinge, and both tracks from floor to ceiling.
Balance Testing: The Most Important 30 Seconds of the Inspection
A properly balanced garage door should stay in place when you lift it halfway and let go. If it drifts up, the springs have too much tension. If it falls down, the springs don't have enough. Either condition puts extra stress on the opener, shortens its lifespan, and creates a safety risk.
We test balance by disconnecting the opener (pulling the emergency release cord) and manually lifting the door to the midpoint. A balanced door stays put. An unbalanced door moves. The amount and direction of movement tells us exactly what adjustment is needed.
In Florida's heat, spring tension changes with temperature. A door that was perfectly balanced in January may be slightly off in July because metal expands as temperatures rise. This is one reason we recommend inspections twice a year, once in the cooler months and once in summer.
If the balance is off, we adjust the spring tension on the spot. For torsion springs, this means adding or removing quarter-turns on the winding cone. For extension springs, we adjust the hook position on the track bracket. Small adjustments make a big difference in how the door moves and how long the opener lasts.
Safety Sensor and Auto-Reverse Testing
Federal law has required photo-eye safety sensors on all garage door openers since 1993. These sensors sit at the bottom of the door tracks, about six inches off the ground, and shoot an infrared beam across the opening. When anything breaks that beam while the door is closing, the door reverses immediately.
We test sensors by placing an object in the door's path while it closes. The door should reverse within two seconds of contact or immediately when the beam breaks. If it doesn't, the sensors need alignment, cleaning, or replacement. Dirty lenses are the most common sensor problem in Polk County because pollen, dust, and humidity fog the sensors over time.
We also test the mechanical auto-reverse by placing a 2×4 flat on the ground under the door. When the closing door contacts the board, it should reverse within two seconds. This tests the opener's force settings, which control how much pressure the door exerts before reversing. If the force is set too high, the door could pin a child or pet before reversing.

Opener and Hardware Inspection Points
The opener gets a full evaluation during every safety inspection. We check the chain, belt, or screw drive for wear and proper tension. A loose chain slaps against the rail and wears out faster. A belt that's too tight strains the motor. We check the motor for unusual sounds, overheating, or vibration that signals internal wear.
The emergency release handle gets tested to confirm it disconnects and reconnects smoothly. In a power outage, this is your only way to operate the door manually. If the release handle is stuck, rusted, or the trolley doesn't re-engage properly, you could be trapped inside your garage during a storm.
Hardware inspection covers every nut, bolt, and bracket on the door. Vibration loosens hardware over time. A loose hinge bolt can let a panel sag or shift out of alignment. Loose track brackets let the track pull away from the wall. We tighten everything to manufacturer specifications during the inspection.
Weather seals along the bottom, sides, and top of the door get checked for cracks, gaps, and deterioration. Florida's heat breaks down rubber seals faster than any other climate factor. Worn seals let in rain, bugs, and hot air that drives up your cooling costs.
When to Schedule a Safety Inspection
We recommend safety inspections twice a year for most Polk County homes. Spring and fall are ideal timing because you catch seasonal changes in spring tension and address wear from summer heat or winter cool-downs before they become problems.
Beyond the regular schedule, you should call for an inspection any time you notice something different about your door. A new noise, a change in how fast or slow the door moves, a gap along the bottom seal, the door hesitating at a certain point, or the opener light blinking differently are all signs that something has shifted.
